Kitchens in Glendale.

Glendale grew fast in the 1920s, and it shows. Rossmoyne, the city's largest historic district, has some 500 homes begun in 1923 in Spanish Colonial Revival, Tudor Revival and other period styles, and it is one of nine designated historic districts in the city.

Above the flats, canyon and hillside streets hold later homes on steep lots, and in and around downtown there are a great many condominiums.

Kitchens in the 1920s houses are small and set apart from the dining room, often with a breakfast nook and an arched opening or two that are worth keeping.

What a remodel in Glendale has to allow for.

Arches, nooks and plaster
The details that make these houses are easy to lose in a remodel. In our Hollywood project the kitchen was planned around the home's original arches.
Small rooms
A peninsula and a full-height pantry wall often do more than forcing in an island.
Hillside lots
On the canyon streets, access and parking shape deliveries and the working day.
Condominium rules
The association sets hours and delivery rules, and the plumbing stays where it is.

Permits in Glendale.

Glendale issues its own permits. The Permit Services Center is at 633 East Broadway, Room 101, and applications are submitted, reviewed and issued online through the Glendale Permits portal. For a single-family home, the city has a combination permit for kitchen remodels that covers the building, plumbing, electrical and mechanical work together. In Glendale's historic districts the Historic Preservation Commission reviews proposed work in place of the Design Review Board. That review concerns what can be seen from the street, so an interior kitchen remodel is generally unaffected. A new window or exterior door goes to the Planning Division before the building permit can be filed.

The scope that usually fits.

In a period home the usual scope is a full kitchen remodel at $35,000 to $75,000, with Shaker doors that suit the architecture. That range also covers opening the kitchen to the dining room. In a condominium, new cabinets and countertops cost $20,000 to $35,000 and take 3–7 days on site.

What each scope includes

Questions from Glendale homeowners.

Who issues kitchen remodel permits in Glendale?

The City of Glendale. Applications are submitted, reviewed and issued online through the Glendale Permits portal, and the Permit Services Center is at 633 East Broadway, Room 101. Master Kitchen files the application and takes it through inspection.

Does living in a Glendale historic district affect a kitchen remodel?

Mostly not, if the work is inside. In a historic district the Historic Preservation Commission reviews changes that are visible from the street. Interior work generally needs no historic design review, though it still needs a building permit. If the remodel adds or changes a window or an exterior door, the Planning Division reviews that first.

Does a Glendale kitchen remodel need separate plumbing and electrical permits?

For a single-family home, usually not. The city's permit for a kitchen remodel is a combination permit that includes the plumbing, electrical and mechanical work with the building permit. If walls are moving, the city may ask for more detail before it issues the permit.
