Kitchen remodeling in Calabasas.

Calabasas homes have the space; what dates them is a kitchen from the year the house was built. Replacing it is a full kitchen remodel: typically $35,000 to $75,000, and 2–3 weeks of work in the home on average. One of our published projects is a Calabasas kitchen in rift-cut oak and quartzite.

Kitchens in Calabasas.

Calabasas is the newest city in Los Angeles County, incorporated in 1991, and its housing is young to match. Most of its homes were built from the 1970s through the 1990s, many of them in planned neighborhoods and gated communities.

Those houses were built with generous kitchens: an island, a breakfast area and an opening to the family room. So the layout is rarely the problem. The finishes are: raised-panel cabinets, heavily patterned granite, a two-level island and soffits above the upper cabinets. The room works and looks its age.

Our Calabasas project shows where such a kitchen can go: flat-front rift-cut oak with the grain running across every door, a fluted black hood and island base, and a book-matched quartzite waterfall island.

What a remodel in Calabasas has to allow for.

Two-level islands and soffits
Bringing an island down to one level and removing soffits changes the room more than any finish. Both involve electrical work, and sometimes ductwork.
Built-in appliances
Replacing a built-in refrigerator, wall ovens or a cooktop means matching new cabinet openings to new appliance sizes.
Association rules
Many Calabasas neighborhoods have a homeowners association. Even when the work is indoors, hours, dumpsters and gate access for contractors are usually theirs to set.
No fast-track permit
The city reviews applications in the order they arrive, so the permit goes into the schedule early.

Permits in Calabasas.

Calabasas has its own Building and Safety Division at City Hall, 100 Civic Center Way. The city says a permit is typically required for a kitchen remodel that removes or relocates cabinets, countertops, sinks or installed appliances, or that changes lighting, electrical, plumbing or mechanical systems. All applications are submitted online, and Calabasas does not issue express or expedited permits. Small non-structural jobs that need no plans can be approved in as little as a day; anything that needs building plans goes through a formal review.

The scope that usually fits.

Because the footprint already works, a Calabasas kitchen is often a full kitchen remodel that keeps the plan and replaces everything in it: every surface, the island, the lighting and the appliances, for $35,000 to $75,000. If the cabinets and counters are the only things dating the room, new ones cost $20,000 to $35,000. Full-custom cabinetry with premium stone runs $75,000 to $100,000 or more.

What each scope includes

Questions from Calabasas homeowners.

Who issues kitchen remodel permits in Calabasas?

The City of Calabasas Building and Safety Division at 100 Civic Center Way. Applications are submitted online and reviewed in the order received; the city does not offer express or expedited permits. Master Kitchen files the application and books the inspections.

Do I need HOA approval for a kitchen remodel in Calabasas?

It depends on your association. Many set work hours, dumpster and parking rules and contractor access through the gate even when the work is entirely inside your home. Check your CC&Rs or ask the management company before work is scheduled. We provide the insurance certificate and the schedule they ask for.

My Calabasas kitchen already has an island. Do I need a full remodel?

Often not. If the island, the sink and the appliances are where you want them, new cabinets, countertops and hardware cost $20,000 to $35,000 and take 3–7 days on site. Rebuilding a two-level island as one level or removing soffits involves electrical work and makes it a full kitchen remodel, typically $35,000 to $75,000.
