Kitchen remodeling in Woodland Hills.

In Woodland Hills we took a closed galley kitchen down to the studs and rebuilt it as an open room with a four-seat island. Many homes here start in the same place. Full kitchen remodels typically cost $35,000 to $75,000 and average 2–3 weeks from demolition to the end of installation.

Kitchens in Woodland Hills.

Woodland Hills was built out mostly between the 1950s and the 1970s. South of Ventura Boulevard the streets climb toward Mulholland; north of it are flat tracts of ranch and mid-century homes and the large lots of Walnut Acres. Around Warner Center there are condominiums and townhouses.

The kitchens are what those decades built: a closed galley or a U with oak cabinets, tile counters, a built-in oven and a wall between the cook and everyone else.

That is the kitchen we started with in our Woodland Hills project. We took it down to the studs, opened the walls and rebuilt it with white Shaker cabinetry, Calacatta marble on the counters and backsplash, brass hardware and a waterfall island that seats four.

What a remodel in Woodland Hills has to allow for.

Bearing walls
The wall that closes a galley often holds up the ceiling. Opening it takes a beam, an engineer and plan check.
What is behind the tile
A remodel that goes down to the studs exposes the original wiring and plumbing, and it is the right time to replace them.
Slab floors
In a slab house, relocating the sink or putting one in the island means cutting the concrete.
Condominiums near Warner Center
The footprint and the plumbing are fixed, and the association sets the working rules.

Permits in Woodland Hills.

Woodland Hills is part of the City of Los Angeles. Its permits are issued by LADBS, with the Van Nuys Development Services Center at 6262 Van Nuys Boulevard as the Valley office. A remodel that leaves the structure alone gets an express permit with no plan check. A project that opens bearing walls for a new layout goes through plan check before work starts.

The scope that usually fits.

Opening a closed kitchen to the rest of the house is a full kitchen remodel with layout changes, which typically costs $35,000 to $75,000. New cabinets and countertops, in a condominium or in a kitchen that already works, cost $20,000 to $35,000 and take 3–7 days on site.

What each scope includes

Questions from Woodland Hills homeowners.

Who issues kitchen remodel permits in Woodland Hills?

LADBS, the Los Angeles Department of Building and Safety. Woodland Hills is a neighborhood of the City of Los Angeles, and the department's Valley office is the Van Nuys Development Services Center at 6262 Van Nuys Boulevard. Master Kitchen handles the permit from application to final inspection.

Can you open up a closed galley kitchen?

Yes. That is what we did in our Woodland Hills project: a closed oak galley was taken down to the studs, the walls were opened and the room was rebuilt as an open kitchen with a four-seat waterfall island. If a wall carries load, it is replaced with an engineered beam and permitted through LADBS plan check.

Can you remodel a condominium kitchen near Warner Center?

Yes. The plumbing and the footprint stay where they are, so the project is usually new cabinets, countertops and hardware, which costs $20,000 to $35,000 and takes 3–7 days on site. Your association's rules on work hours and deliveries apply.
