Kitchen remodeling on the Palos Verdes Peninsula.
Master Kitchen serves the four cities of the Palos Verdes Peninsula: Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills Estates and Rolling Hills. On the Peninsula a full kitchen remodel typically costs $35,000 to $75,000, and the work in the home averages 2–3 weeks. Each city has its own permit process.

Kitchens in Palos Verdes.
Palos Verdes Estates was laid out in the 1920s by the Olmsted Brothers as a planned community, and deed restrictions from that plan still govern how its houses look. Its neighborhoods include Malaga Cove, Lunada Bay, Valmonte and Montemalaga, and its older homes have tile roofs, plaster walls and kitchens that were never meant to be seen.
The rest of the Peninsula came later. Rolling Hills and Rolling Hills Estates incorporated in 1957, and construction in what is now Rancho Palos Verdes accelerated in the 1960s. Kitchens in these houses are often closed, low-ceilinged and turned away from the view the house was bought for.
What a remodel in Palos Verdes has to allow for.
- Turning the kitchen toward the view
- Opening a wall or enlarging a window is often the reason for the remodel. It brings structural work, and in some cities exterior review.
- Marine air
- The ocean is never far, and salt air and fog are hard on hardware and some finishes.
- Long roof spans
- In a single-story house the roof often rests on the kitchen walls, so removing one takes a beam and engineering.
- Four sets of rules
- Which city the house is in decides the permit office, the construction hours and whether a homes association reviews the plans.
Permits in Palos Verdes.
There is no single Palos Verdes building department. Palos Verdes Estates has its own Department of Building and Safety, and the city notes that most projects also need approval from the Palos Verdes Homes Association, whose Art Jury reviews the exterior appearance of homes. Rancho Palos Verdes has a Building & Safety Division at 30940 Hawthorne Boulevard; it requires a permit for kitchen remodels and reviews non-structural ones over the counter. Rolling Hills Estates is a contract city that uses the firm Willdan for building and safety services, with applications handled through City Hall. Rolling Hills works with Los Angeles County Building and Safety, whose office for the city is in Lomita, and has its own community association. We confirm the jurisdiction from the address before anything is drawn.

The scope that usually fits.
When the goal is to open the kitchen to the view or to the family room, the project is a full kitchen remodel with layout changes, typically $35,000 to $75,000. With full-custom cabinetry and premium stone it runs $75,000 to $100,000 or more. Our Shaker door styles suit the Mediterranean homes of the Estates, and our frameless flat-panel doors suit the later houses.

Which city handles my kitchen remodel permit on the Palos Verdes Peninsula?
It depends on the address. Palos Verdes Estates and Rancho Palos Verdes each have their own building and safety department. Rolling Hills Estates contracts its building and safety services to Willdan. Rolling Hills uses Los Angeles County Building and Safety through its Lomita office. Master Kitchen confirms the jurisdiction and manages the permit as part of the project.
Does the Palos Verdes Homes Association need to approve a kitchen remodel?
In Palos Verdes Estates, the city says the association's approval is required for most projects. Its Art Jury reviews the exterior appearance of homes, so a kitchen that changes a window, a door or anything else visible outside should expect that review. For interior-only work, ask the association before the plans are final.
Can you open my kitchen to the ocean view?
Often. It usually means removing or shortening a wall, which in a single-story house may carry the roof and need an engineered beam, or enlarging a window, which changes the outside of the house. In Palos Verdes Estates an exterior change goes to the Homes Association's Art Jury as well as to the city.
